Permits for single-family home additions (ADDR), new construction (BLDR), accessory structures (ACCS) and some interior remodel projects (INTR) all require a Certificate of Occupancy.
For Temporary Certificates of Occupancy (TCO), all items in section 'A' below must be submitted.
For Final Certificates of Occupancy (FCO), all items in section 'B' below must be submitted, plus comments in TCO must have been addressed by the permit holder. FCO may take up to thirty (30) days for processing.
A. Fax the following documents to Building and Inspection Services Division at 847-448-8020: Final field inspection report of structural/architectural, plumbing, HVAC and/or electrical with approval indicated for TCO or FCO ANDFire Department approval report. Note: Approval by fire department is NOT needed for single and two (2) family residences. B. Submit the following for FCO:Notarized Sworn Itemized Statement of Final Construction Cost,Digital versions of construction documents for projects costing more than $500,000 or with a significant impact on the City, and final sign-off letter issued by Evanston GIS Division. http://www.cityofevanston.org/building-housing/digital-submission/Final grading plan indicating final grades (on projects which included excavation). Submit a completed TCO/FCO Application Formto obtain a Temporary Certificate of Occupancy (TCO) or a Final Certificate of Occupancy (FCO). Instructions for submitting by fax or in person are outlined on the form. Please allow from 24 to 48 hours after submittal of your TCO/FCO Application Form to obtain a Temporary Certificate of Occupancy (TCO) or Final Certificate of Occupancy (FCO).
The fee for a Temporary Certificate of Occupancy (TCO) is $125 per thirty (30) days and will accumulate until the Final Certificate of Occupancy (FCO) is issued.
The fee for a Final Certificate of Occupancy (FCO) is $20 per residential unit or $50 for a commercial property.
